About Wallenstam
Wallenstam lets ordinary rental homes in Stockholm, Göteborg and Uppsala. The company's own queue is free. There is no annual fee. But it does not cover the whole stock. In Stockholm, homes in existing buildings are let through the own queue and through Bostadsförmedlingen, and half of new-build goes through Bostadsförmedlingen. In Göteborg, existing homes also go through HomeQ, while new-build is let through the own queue. In Uppsala, both existing homes and new-build are let through the own queue and Uppsala Bostadsförmedling.
The queue runs on points. You can see the balance on Mina sidor. When a home falls vacant you register interest, and among the applicants who meet Wallenstam's letting criteria the offer goes to whoever has the most points. Wallenstam call the points guiding: suitability for the home and a connection to the area can weigh in too. They do not publish how points accrue, and they cannot say how many you need. It depends on the area, the size of the home and who else is applying at that moment. It is not a municipal housing agency with a numbered place, but the points count from the time you have stood in the queue. That is why registering early is worthwhile, even before you start looking.
Wallenstam publish no average queue time. How long it takes depends on the location, the size of the home and how many applicants with more points apply for the same one. They give no exact figure in months. To keep your points you need to log in to Mina sidor and renew your interest at least once every two years, or the account is closed and you have to register afresh. When you sign a contract your points reset, and so do those of any co-applicant. You may decline offers three times in a year. More refusals mean you cannot apply with them for the next six months. An invitation to a viewing counts as an offer.
