Vimarhem housing queue

Vimarhem AB is Vimmerby Municipality's wholly owned public housing company, founded in 1949, and lets 1,334 apartments in the municipality. The stock is in central Vimmerby and in Frödinge, Gullringen, Locknevi, Rumskulla, Storebro, Södra Vi and Tuna. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points apply across the whole stock. When a home falls vacant you register interest, at most three at a time. Vacant homes are taken down for processing at 23.59 on Wednesdays. On Thursdays Vimarhem send a viewing offer to about five applicants with the most points. Whoever has the most points and says yes is given the home, among those who meet the letting rules. The rent must not exceed 40 percent of your income, you need to prove ability to pay for at least six months from the contract date, and you may not have debts or payment defaults. A guarantor is not accepted. They run a credit check when you register interest. You can join the queue from 17; signing in your own name requires 18. The basis is queue time, but for special reasons some applicants can be prioritised: people moving into the municipality for work or studies, social and medical needs, and existing tenants with particular needs. It is not a municipal housing agency with a numbered place, but the points count from the day you register. That is why joining early is worthwhile, even before you start looking.

Vimarhem publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To stay active in the queue you need to log in to Mina sidor at least once a year. When you sign a contract the points reset. If you do not meet the financial requirements you are blocked from applying for a home for one year.
