About Varbergs Bostad

Varbergs Bostads AB is Varberg Municipality's wholly owned public housing company and manages 5,716 apartments. Alongside ordinary rentals they have youth homes, cooperative rentals and sheltered housing, plus garages and parking spaces. Vehicle spaces are let first to people who already have a housing contract. Registering is free. There is no annual fee.

The queue runs on search time, which works like queue points: you earn one search day per day from the day you register. Search time is personal and cannot be transferred. Vacant homes stay open for interest for 4-6 days, and you may have at most five applications at once. When the listing closes the five applicants with the longest search time are offered a viewing by email. If more than one person accepts, the home goes to whoever has the longest search time and meets the letting rules. Existing tenants get no priority. Allocation is based on search time. Someone who has been given a permanent job in Varberg Municipality and has at least 100 kilometres one way to work can be granted business priority, which gives up to 730 days of search time. Some homes are listed as direct apartments: then selection is random, not by search time. To sign you need a steady income that covers the rent and that you can prove for at least the next six months, no payment defaults, and to have been debt-free for at least six months. You may not own or rent another home while you rent from them, and the apartment must be used as a permanent residence. Youth homes require you to be 18-25 at the contract date. Sheltered housing requires you to have turned 70 and be registered as living in Varberg Municipality. It is not a municipal housing agency with a numbered place, but the search time counts from the day you join. That is why registering early is worthwhile, even before you start looking.

Varbergs Bostad publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with longer search time apply for the same one. They publish no exact figure in months. To keep your search time you need to log in to Mina sidor at least once a year, or you are deregistered after 365 days and the search time cannot be restored. If you already have a tenancy with them, time in the home counts as search time, and you do not need to log in to keep it. When you are allocated a home, your search time and your co-applicant's are reset, and they start again automatically from the date the new tenancy begins.
