Vännäs Fastigheter housing queue

Vännäs Fastigheter AB is Vännäs Municipality's wholly owned public housing company and lets 640 apartments in Vännäs, Vännäsby and Tväråbäck. Most of the stock is in central Vännäs. Alongside ordinary rentals they let commercial premises and parking spaces. Registering is free. There is no annual fee.

The queue runs on points. You register on Mina sidor, fill in your details and search profile, and can then register interest in vacant homes. When you get an apartment the points lapse, and you have to register again if you want to stay in the queue. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. You can register from 16, but a contract is signed from 18. For a contract you need a Swedish personal identity number and an income, for example wages, a sickness or retirement pension, unemployment benefit, state student finance, a guarantor, income support, or establishment benefit with at least twelve months remaining. They run a credit check: you may not have a debt with Kronofogden or unpaid rent, and a payment default of any significance may require a private guarantor. Home insurance is required, and you must be registered at the address, with an exception for students. They make an overall assessment in each case. Some homes go to Vännäs Municipality under a cooperation agreement. Existing tenants have priority and are ranked by how long they have rented, but must have lived there at least a year.

Vännäs Fastigheter publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your place you need to log in to Mina sidor at least once every six months and update your search profile, or you lose your queue time. Once you have a tenancy you cannot apply for another home with them for a year. Five refusals of an offered home within twelve months, or three unanswered offers, block you from applying for six months.
