About Valbohem
Valbohem AB is Färgelanda Municipality's public housing company, with 611 rental homes in Färgelanda, Högsäter, Ödeborg, Stigen and Ellenö. Alongside ordinary rentals there is youth housing and sheltered housing, plus parking spaces close to home. Most of the apartments are on the ground floor with their own patio. Registering is free. There is no annual fee.
The queue runs on points. When a home falls vacant you register interest, and among those who meet Valbohem's basic requirements it goes to whoever has the most points. Registration is personal and cannot be transferred. Queue time counts from the moment you register and resets when a contract is signed. It is not a municipal housing agency with a numbered place, but the points count from the time you have been in the queue. That is why registering early is worthwhile, even before you start looking. Special consideration can be given if you have been offered a permanent job, or a job of at least one year, at a company in Färgelanda Municipality and you settle in the municipality. They can also take account of partnership agreements with the municipality, and of financial or medical reasons for people who already live with them. A credit check is always run: payment defaults or debts mean no offer, and if the debts have been paid you need good housing references. Income is weighed against the rent. It is enough that the household can probably pay, based on what is left to live on after the rent. If you decline three offers that fall within your application you lose your place and the queue time resets. If you do not reply in time you are removed from the queue.
Valbohem publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your place you need to log in to Mina sidor at least once every twelve months and update your registration, or you are removed from the queue and lose your points. They send a reminder by email before you are deleted.
