About Uppsala Bostadsförmedling
Uppsala Bostadsförmedling is not a landlord. It is an agency owned by Uppsala municipality. It collects vacant rentals from municipal and private landlords in the Uppsala region and lists them in one shared queue. Uppsalahem has no public queue of its own: since 2016 its rentals go through the agency. In 2025 it let 8,127 homes, working with 52 landlords. The highest number in the queue during the year was 143,872 people. The fee is SEK 305 a year from the day you turn 18. Until then the queue is free. There is no regular login. What keeps the place alive is that the fee is paid.
The queue runs on queue time, not on a visible place number. From 18, time counts from the day the agency receives the fee. Under 18, it counts from the day you register. You can join in the calendar year you turn 16. When a home is advertised you register interest, as many as you want. The applicant with the longest queue time who meets the landlord's conditions is put forward as tenant. The landlord sets those conditions, not the agency. To sign a contract you must have turned 18 by the move-in day. The agency publishes no combined average wait for all homes. In the ordinary stock a studio needed 1.9 years on average in 2025, a four-room home 5.7 years. 41 percent of the ordinary rentals that were let went to applicants with less than two years of queue time.
If you miss the fee you cannot register interest until you have paid. If payment has not arrived within 60 days of registration, or after the payment period ends, you are deregistered. A new registration starts from zero. When you sign an ordinary tenancy the queue time is reset. The new time counts from the move-in day. Student homes, short-term contracts and Bostad Direkt are the exceptions: there you keep the time. An ordinary home adds an SEK 800 brokerage fee when you sign. For student homes it is SEK 500. Short-term contracts have no brokerage fee.
