Umluspen housing queue

Fastighets AB Umluspen is owned by Storuman Municipality and lets around 400 apartments in Storuman, Stensele, Gunnarn and in the ski resorts Tärnaby and Hemavan. Alongside ordinary rentals they let parking spaces, carports and garages. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant, and the points are personal. They cannot be transferred or pooled, except on death to a spouse, registered partner or someone you have lived with in a marriage-like relationship for three years. When a home falls vacant you register interest, at most five at a time. Vacant homes are listed for about seven days. Among those who meet the basic requirements, the five with the most points are offered a viewing, and the contract goes to whichever of them has the most points and says yes. The exception is Bostad Direkt: first come, first served applies there, and you keep your points if you sign a contract. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. For a contract, after-tax income must be at least three times the rent. They run a credit check: any balance with Kronofogden must be settled, you may not have rent-related debts, and no new payment defaults in the past six months. You must be able to show good housing references, live there permanently and be registered at the address, and home insurance is required for the whole tenancy.

Umluspen publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or they reset and you have to register again. When you sign a contract on a queue home the points reset and you need to register again to collect new ones. Three unanswered offers block you from further interest registrations for four months. Existing tenants should as a rule have lived there at least twelve months before they can swap homes.
