Tunabyggen housing queue

Tunabyggen, formally AB Stora Tunabyggen, is Borlänge Municipality's municipal housing company and has 5,407 homes and 166 commercial premises. Alongside ordinary rentals they have a separate student queue for anyone who will study at Högskolan Dalarna, a senior queue where you can register from 60 and apply from 65, with no children living at home, plus their own queues for parking spaces and storage. Registering is free. There is no annual fee. For the ordinary housing queue you need a Swedish personal identity number.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred or combined. When a home falls vacant you register interest, five at a time at most in each queue, and the ten applicants with the most points are offered a viewing. Among those who meet the letting rules and have an approved applicant profile, the contract goes to the applicant with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Bostad poängfritt is the exception: the home goes to whoever signs first, regardless of points, and you keep the points you have already collected.

Tunabyggen publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or they reset. When you are allocated an ordinary home the points you have collected are forfeited, but from move-in day you start collecting new points as a tenant, and you keep those if you later move out. A short-term contract does not affect your points.
