Topbostäder housing queue

Topbostäder AB is Gällivare Municipality's public housing company, with just over 2,000 rental homes in Gällivare town. Alongside ordinary rentals they let commercial premises and parking spaces. Parking is applied for in a separate queue, but only by people who already have a tenancy with them. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant, and the points are personal. They cannot be transferred or pooled. There is no lower age limit to join the queue, but you must have turned 18 to register interest and sign a contract. Vacant homes stay listed for seven days. You register interest on Mina sidor, at most five at a time, and among the applicants who meet the letting policy, the offer goes to whoever has the most points. One apartment a month is reserved for people from 18 until they turn 23 and is marked Ungdomsförtur. Queue time still decides there too. Employers can apply for work priority for someone they intend to hire who does not have a commuting distance to Gällivare. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. For a contract you need among other things a Swedish personal identity number, not to own or rent another home at the same time, home insurance, and no debt to a landlord or payment default in the past 12 months.

Topbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or they are reset and cannot be restored. When the tenancy is signed the points reset. You cannot register interest in another apartment until six months after the signing date, and you need to activate yourself as an applicant again.
