About Tjörns Bostäder
Tjörns Bostads AB is Tjörn Municipality's public housing company, founded in 1977, and lets 647 apartments in Skärhamn, Rönnäng, Kållekärr, Myggenäs, Höviksnäs, Klädesholmen and Klövedal. Alongside ordinary rentals there is housing for ages 65 and over in Höviksnäs, Kållekärr and Skärhamn. Parking spaces are not applied for through the housing queue. You contact the office, and some areas have a manual queue. You do not need to live on Tjörn to register. Registering is free. There is no annual fee.
The queue runs on points. You earn one queue point per day from the day you register, and registration is personal. It cannot be transferred, so a couple both need to register. Vacant homes are listed under vacant to let for one week, and the points decide who is offered a viewing. Among those who meet the letting policy the contract goes to whoever has the most points, but the company's own needs during renovation and agreements with Tjörn Municipality come before the queue, and internal moves come after. To sign you need to show income that covers the rent, have no current payment defaults, no balance with Kronofogden and no rent arrears, and no negative housing references. Approved income includes wages, unemployment benefit, a pension, student finance and payments from Försäkringskassan. A guarantor can offset low income and payment defaults. You must live in the home permanently and be registered there, and they cap how many people may live in each size. For example at most two in a studio with a kitchenette and at most four in a two-room home. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.
Tjörns Bostäder write that historically it takes 3-7 years to get an apartment. They publish no exact figure in months that applies to the whole queue. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your queue time you need to log in on the website at least once a year from the date you registered. If you decline an offered home, or do not reply to a viewing offer three times within six months, you are blocked from applying for six months. Your queue time is not affected. When you are allocated a home the points are deleted. For an internal move you must have lived with them for at least two years.
