Telge Bostäder housing queue

Telge Bostäder is owned by Södertälje Municipality and lets around 10,000 rental homes, including around 650 terraced houses, across 23 areas in Södertälje, Järna, Mölnbo, Hölö and Enhörna. Alongside ordinary rentals they have youth apartments for ages 18-29 with short-term contracts of at most four years, senior apartments from 65 or 70, and parking spaces, garages and motorcycle spaces. Everything is applied for through the same queue on Mina sidor. Registering is free. There is no annual fee.

The queue runs on points. You earn 10 points per day, both while you are in the queue and while you live with them. When a home falls vacant you register interest, and among those who meet the letting policy it goes to the applicant with the most points. To register interest you must be Startklar: you upload income documents, they run a credit check and tell you the maximum rent level you are approved for. That approval lasts six months. You need an income that covers the rent, and you must have no debt with Kronofogden or with Telge Bostäder. The exception is BoLotto and youth apartments: there the system draws a random ranking among those who registered interest, regardless of points. It is not a municipal housing agency with a numbered place, but the points count from the day you join Telge Bostäder's own queue. That is why registering early is worthwhile, even before you start looking.

Telge Bostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To stay in the queue and keep your points you need to log in and update your interest registration at least once a year. When you move into or swap an ordinary apartment the points reset, and after a new contract you are blocked from applying for one year. The exceptions are youth apartments, where you keep the points, and selected homes marked Behåll poängen, where you may keep them once every five years. If you move out of Telge Bostäder you keep the points, provided you have met your obligations.
