Strängnäs Bostads AB housing queue

Strängnäs Bostads AB is owned by Strängnäs Municipality and lets 1,267 rental homes in Strängnäs, Mariefred and Åkers styckebruk. Alongside ordinary rentals they let parking spaces and storage through Mina sidor. Parking is ranked by when you apply, not by queue points, and tenants have priority in their local area. If the municipality asks, up to 30 percent of vacant homes each year can go to municipal contracts and are not published in the ordinary queue. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be pooled with a co-applicant, and are transferred only on death between spouses or cohabitants. When a home falls vacant you register interest, and viewing is offered first to the ten applicants with the most points. Among those who meet the letting policy the contract goes to the applicant with the most points. Exceptions from the points order can be made, for example when move-in is soon, during renovation or for new builds. Income must cover both the rent and other living costs, calculated from Kronofogden's subsistence figure for the household's size. They run a credit check, and rent debts to them or to another housing company are not accepted. They also cap how many people may share a home: at most 2 in a one-room apartment, 3 in a two-room, 5 in a three-room and 6 in a four-room. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Strängnäs Bostads AB publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or you lose them. If you turn down three offers within twelve months, or do not reply, you are blocked from new applications for six months. When you sign a contract the points reset on move-in day. After that you collect one point per day automatically as a tenant, but you may not register interest in a new apartment until you have lived with them for two years. After ten years in the same apartment the points double, and each day after that is worth two points.
