Sotenäsbostäder housing queue

Sotenäsbostäder AB is Sotenäs Municipality's public housing company and manages 1,205 apartments in Kungshamn, Hunnebostrand, Väjern, Smögen, Bovallstrand, Hovenäset and Bohus-Malmön. Alongside ordinary rentals there are senior apartments, plus parking spaces, garages and carports. The homes are for year-round living. They are not let as holiday or seasonal housing. Registering is free. There is no annual fee.

The queue runs on points. You earn one queue point per day from the day you register, and the points are personal. They cannot be given away or pooled. When a home falls vacant you register interest, and the five applicants with the most points are offered a viewing by email. To be considered for a contract you must have attended the viewing. The home then goes to whoever has the longest queue time among those who accepted, attended the viewing and meet the letting policy. Applicants aged 65 or over who have been registered as living in Sotenäs Municipality for at least 12 months are prioritised for senior apartments. You can join the queue from 16, but you must be 18 to sign a contract. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Sotenäsbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. Vacant homes are listed on an ongoing basis and stay up for seven days. Within any four-month period you may decline three viewing offers. If you decline more, or do not reply, you are blocked from applying for four months, but you keep your points. To keep your place you need to log in to Mina sidor at least once every twelve months. When you sign a new contract the points reset, and you have to register interest again to start collecting.
