Sölvesborgshem housing queue

Sölvesborgshem AB is Sölvesborg Municipality's public housing company and lets 1,315 apartments in and around Sölvesborg in western Blekinge. Alongside ordinary rentals in apartment buildings they have ground-floor apartments and terraced houses, plus 46 sheltered homes in the Duvan area that are let through a separate queue via customer service. They also manage around 260 care homes, which are not applied for in the housing queue but through the municipality's needs assessment. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you activate your profile, and when a home falls vacant you register interest on Mina sidor, at most five at a time. As a rule the three to five applicants with the most points who meet the letting policy get an offer, and if several say yes the contract goes to whoever has the most points. To sign you must be 18 and pass a credit check: you must have no registered debts, no enforcement attempts in the past 36 months and no personal bankruptcy, and your Creditsafe score must be between 20 and 100. If it is between 20 and 39 the rent must not exceed 50 percent of registered gross income. Rent arrears must be paid off, or you must show that a repayment plan is being followed. Priority can be given for full-time studies, work with a commute of more than 45 minutes, documented social and medical needs if you live in the municipality, and the municipality can request priority for newly arrived refugees. The exception is Bostad direkt: first come, first served applies there, and you keep your points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Sölvesborgshem publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or both the points and your details are deleted. Emailing or calling customer service is not enough. When you sign a contract the points reset and counting starts again from zero, but you do not have to register afresh. From the contract date you are blocked from applying for new homes for six months. Bostad direkt is the exception: there you keep the points, but the same six-month block still applies.
