Solatum housing queue

Solatum Hus&Hem AB is Sollefteå Municipality's public housing company and owns and manages 1,114 homes in Sollefteå, Långsele, Graninge, Helgum, Ramsele, Näsåker, Junsele and Undrom. In apartment buildings, terraced houses, small houses and a manor. Alongside ordinary rentals they let sheltered housing from age 65, student homes, plus parking spaces, garages and storage. Registering is free. There is no annual fee.

The queue runs on points. You collect one point per day from the day you register as an applicant, and the points are personal. They cannot be transferred or combined. Vacant homes are listed for at least seven days. You register interest, at most three at a time, and among those who meet the letting policy the offer goes to the applicant with the most points. Homes marked Bo Direkt go instead to the first person who registers interest and meets the basic requirements. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To rent you must be at least 18, have a Swedish personal identity number and an income that covers the rent for at least six months ahead. Wages, pension, student finance, benefits and social assistance count. They run a credit check, and you must have no payment defaults, no debt with Kronofogden and no debt to another landlord. Someone who has taken a job in Sollefteå Municipality and lives more than 80 kilometres away can get 500 queue points as a starting balance through employment priority.

Solatum publish no average queue time. How long it takes depends on the locality, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor and activate the account at least once every six months, or the points and your place in the queue are deleted. When you sign a tenancy the points are deleted. If you want to search again you have to register afresh and start collecting points from zero. If you do not reply to two offers you are blocked for two months.
