LG Söderberg housing queue

LG Söderberg Fastigheter is a local family firm, started in 1987 by Lars-Göran Söderberg and now run by the second generation. They own and manage just over 1,400 rental homes, mainly in Örebro and with properties in Arboga too, plus commercial premises. Alongside ordinary rentals they let student homes near the university, where heating, hot water, electricity and broadband are included, as well as parking spaces and storage. Vacant homes are applied for through Mina sidor, and registering is free. There is no annual fee.

The queue for ordinary apartments runs on points. You join the queue on Mina sidor, register interest when a home falls vacant, and among those who meet Söderberg's letting policy the points carry the weight. The policy requires that you have turned 18, have a regular income in reasonable proportion to the monthly rent, have no payment defaults and can show good references from previous homes. Regular income includes a wage (including a fixed-term job), unemployment benefit, a pension, sickness or activity compensation, and student finance. A guarantor can be accepted for income, but not where there are payment defaults. Söderberg also reserve the right to decide, on a combined assessment, who is offered a contract. Already living in the stock does not give priority. Student homes are the exception: there are no queue points and no queue system, each listing is applied for with its own interest registration, and ranking is not based on queue time. Through Bostadslöftet they give priority to people who have studied in Örebro.

LG Söderberg Fastigheter publish no average queue time. How long it takes depends on the home and how many others register interest. They give no exact figure in months. To count as an active applicant you need to log in at least once a year. Söderberg do not publish what happens to the points if you miss that, nor what happens to them when you sign a contract.
