Skoglunds housing queue

Skoglunds, Fastighetsbolaget Nils Skoglund AB, is a private family-owned company based in Leksand and lets 700 rental homes in Siljansbygden. Most of them, around 450, are in Leksand, including Limhagen, Moskogen and Byåkern. The rest are in central Mora, in Rättvik (including Hvilan) and in Forssa in Borlänge. Alongside ordinary rentals they let parking spaces; existing tenants come first, and anyone who does not live with them pays 25 percent VAT. Registering is free. There is no annual fee.

The queue does not work like a municipal housing agency. You get no numbered place and there are no queue points to collect. What counts is each applicant's first registration date: when a home falls vacant you register interest via Mina sidor, and after the listing closes Skoglunds offer a viewing to at least three applicants. To be offered a contract you must have attended the viewing. Under Skoglunds' letting policy they also want the right tenant for the right home. Location, size and standard should fit the household, and your income should cover the rent and reasonable living costs. You must have turned 18 and be registered as resident in Sweden, be registered at the address and not hold a tenancy with another landlord. They always run a credit check, accept no payment defaults, rent debts or disturbance records, and may take references. Only one person can be named on the tenancy.

Skoglunds publish no average queue time. How long it takes depends on the town, the size of the home and how many others apply for the same one. They give no exact figure in months. Vacant homes are listed for five days. To keep your first registration date you need to log in to Mina sidor at least once every twelve months, or it disappears and cannot be restored. Decline, or fail to reply, four times in six months and you are blocked from applying for six months. The registration date stays. When you sign a contract you are deregistered, and if you want to remain an applicant the time counts from the new registration. You cannot register interest in another home until twelve months after the current contract was signed.
