Simrishamnsbostäder housing queue

Simrishamns Bostäder AB is owned by Simrishamn Municipality and lets 1,452 apartments in Simrishamn, Borrby, Gärsnäs, Hammenhög, Kivik and Sankt Olof from the town centre to terraced houses in the villages. Alongside ordinary rentals they let garages, parking spaces and bike storage. Newly built homes get a separate queue for each project. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred or pooled with a co-applicant. When a home falls vacant you register interest, and after a customer assessment the offer goes to approved applicants in queue-time order. To be approved you need regular income or to show you can cover an equivalent housing cost. They run a credit check and do not accept outstanding debts or serious payment defaults. They also cap how many people may share a home: at most 2 in a one-room apartment, 3 in a two-room, 4 in a three-room, 5 in a four-room and 7 in a five-room. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Simrishamnsbostäder publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your place you need to log in to Mina sidor at least once every twelve months, or the account is deactivated. If you turn down three offers, or do not reply at all, you are blocked from applying for three months, but you keep your points. When you sign a contract you are deactivated as an applicant and the points reset.
