About Sigtuna Bostadsförmedling

Sigtuna Bostadsförmedling is not a landlord. It is Sigtuna municipality's housing agency, a standalone subsidiary of municipally owned SigtunaHem, and it covers its own costs. It owns no homes. Instead it collects vacant rentals from SigtunaHem and other property owners in the municipality. SigtunaHem owns and manages around 4,800 rental homes in Märsta, Sigtuna town, Rosersberg, Valsta and Steningehöjden, and lets them through this queue, not through Bostadsförmedlingen in Stockholm. In 2025 the agency let 604 apartments from 11 property owners, of which 530 were ordinary homes, 13 sheltered homes and 61 short-term contracts. At year end around 14,800 people stood in the queue. The fee is SEK 275 a year from age 18. There is no regular login. What keeps the place alive is that the fee is paid.

The queue runs on points. You earn one point per day from the day the fee is paid and has reached the agency's account. When a home is advertised you register interest, five at a time. The applicant with the most points who meets the landlord's conditions is put forward as tenant. The landlord sets those conditions, not the agency. The average wait for a home was 8.3 years in 2025. Applicants aged 16 to 24 who are registered in Sigtuna municipality and have no first-hand contract can receive 2,190 extra points once, equal to six years of queue time. From age 65 the extra points are 1,095, equal to three years.

If you do not pay the fee within 45 days of registration or after the payment period ends, the agency removes you from the queue. If payment arrives later, points are reset and the new time counts from the payment date. Signing a tenancy resets your points. The exception is time-limited contracts, for example short-term and demolition contracts: there you keep the points. A brokerage fee of SEK 625 is due when you sign. Fees already paid are not refunded.
