About Sandvikenhus

Sandvikenhus AB is owned by Sandviken Municipality through Sandvikens Stadshus AB and lets around 3,900 rental homes in Sandviken, Järbo, Årsunda and Storvik. Alongside ordinary rentals they have 55-plus homes, sheltered housing from 65 at Sveagården and senior homes from 70, all in the same housing queue. Parking and storage can only be rented by someone who already holds a tenancy: a parking space and storage go to whoever applies first, a garage via queue points. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the applicant with the most points who meets the basic requirements is offered the contract. You may have at most five active interest registrations. BoDirekt is the exception: first come, first served, with no queue points or priority, and you must be able to move in from the date the home becomes vacant. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. You can register once you have turned 16, but a contract is signed only from 18. You need a Swedish personal identity number or a coordination number. Some homes sit outside the queue, for internal priority, cooperation with the municipality or business-relocation priority.

Sandvikenhus publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once a year and activate the account, or your place is deleted and you have to register again. When you accept a tenancy, orally or in writing, the points reset. You stay in the queue and start collecting new points, but you need to live at least a year in the home before you can register interest in another. If you do not reply to three offers within 30 days you are blocked from new interest registrations for 30 days.
