Salabostäder housing queue

Salabostäder AB is owned by Sala Municipality and is the municipality's public housing company, with 2,712 rental homes. Alongside ordinary rentals they have 55-plus and 65-plus apartments, houses, storage and parking. Vacant homes, storage and parking are published on the same marketplace, but parking is let only to people who are already tenants. For people aged 18 to 25 there is also a friend contract on three-room apartments, where two friends can share the tenancy. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be pooled with a co-applicant. You can join the queue from age 16, but you must be 18 and have a Swedish personal identity number to sign a contract. When a home falls vacant you register interest, at most five at a time. Viewing offers go to those with the most points, and among those who say yes the contract goes to whoever has the most points and meets the letting policy. To sign a contract your net income must cover the rent plus other living costs for at least six months after the contract date, and they run a credit check. You must have no debts with Kronofogden; if debts exist they make an individual assessment and a guarantor is required. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. If you do not reply to three home offers in a row you are blocked from applying for a month.

Salabostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To stay in the queue you need to log in to Mina sidor at least once every twelve months, so the queue period is renewed. When you sign a contract the points reset. The exception is if you have not turned 25 and you sign your first tenancy with Salabostäder: then you keep the points. If you sign a second contract before you turn 25 they reset.
