Rättviks Fastigheter housing queue

Rättviks Fastigheter AB is Rättvik Municipality's public housing company and lets 594 rental homes in central Rättvik, Vikarbyn, Boda Kyrkby and Furudal. Alongside ordinary rentals they let 55-plus homes and sheltered housing, plus premises and storage. Parking is not let through the queue. Anyone interested contacts customer service. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant, and the points are personal. They cannot be merged or transferred, except on death or a permanent move into care. Vacant homes are listed for seven days, you register interest, and viewing goes to the ten with the most points. Among those who meet the letting policy, the contract goes to whoever has the most points. Some homes are listed instead as Bostad Direkt: then the offer goes to whoever applies first. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. You can stand in the queue from 16. To sign a contract you must have turned 18, have a Swedish personal identity number, home insurance and after-tax income that covers the rent plus Kronofogden's standard living amount for at least six months. You must have no debt to Rättviks Fastigheter or another landlord, and no unsettled debt or payment default from the past twelve months. Income support must be confirmed by Rättvik Municipality. Unemployment benefit counts if at least 180 days remain. Companies and organisations may not join the queue.

Rättviks Fastigheter publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or the points reset and cannot be restored. When you are allocated a home the points reset and you are deactivated in the queue. If you want to collect new points you have to reactivate via Mina sidor. If you do not reply to a viewing offer in time, ten queue points are deducted. If you miss a viewing that Rättviks Fastigheter are running, and you send no proxy, you are blocked from the queue for three months.
