About Platen
Bostadsstiftelsen Platen is the municipal housing company and the largest landlord in Motala, with roughly 5,700 rental homes in the municipality. Alongside ordinary rentals they let parking spaces and storage, applied for through the same applicant register. Registering is free. There is no annual fee.
The queue runs on points. You earn one queue point for each day you are registered in the applicant register. If you already live with Platen you earn one point per day from the start of your current tenancy. When a home falls vacant you register interest, five at a time at most. The five applicants with the most points who meet the conditions are offered a viewing, and afterwards applicants are contacted in order. Some homes are released as Bostad Direkt: first come, first served, without queue points, marked with a red banner. If you sign via Bostad Direkt you keep the points you have. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To sign a contract you need to be able to pay the rent. If you do not meet the acceptable-income requirement, an approved guarantor or other rent guarantee can still be enough. They run a credit check and take references from previous landlords. Several or larger payment defaults are assessed case by case, and any debts to Platen must be settled. As a guideline, at most three people should live in a studio, four in a one-bedroom, six in a two-bedroom, eight in a three-bedroom and ten in a four-bedroom.
Platen publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in at least once a year, or you lose them. If you do not reply to three offers, or to a viewing offer, you risk being blocked from further offers.
