Pajalabostäder housing queue

Pajalabostäder AB is Pajala Municipality's wholly owned public housing company, with just over 500 rental homes in Pajala, Junosuando, Tärendö and Korpilombolo. Alongside ordinary rentals they have 31 apartments with student priority in central Pajala. One-room homes at Förvaltningsvägen 3, Ladugårdsvägen 13-14 and Skolvägen 5-10. Plus-housing for ages 60+ at Myntgatan 6 and sheltered housing for ages 65+. They also let garages and parking spaces. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred except to a surviving spouse or cohabiting partner on death. You register on the website and then register interest in vacant homes yourself, normally at most three at a time. Viewing information goes to at least five applicants with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Before a contract is signed Pajalabostäder run a credit check. You may have at most three payment defaults in a two-year period, must have no debts with Kronofogden or to Pajalabostäder, should be able to show references from a previous landlord and must hold valid home insurance. Debt to Pajalabostäder means a ten-year block.

Pajalabostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once a year, or you are removed from the queue. When you sign a tenancy the points reset and you are blocked from new interest registrations for 365 days. If you want to search again you have to reactivate the account as an applicant yourself.
