About Östhammarshem
Stiftelsen Östhammarshem was founded in 1976 by Östhammar Municipality and owns just over 2,000 rental homes in Alunda, Gimo, Hargshamn, Öregrund, Österbybruk and Östhammar. Alongside ordinary rentals there is senior housing from age 65, sheltered housing from age 70, and 400 garage spaces applied for on the website. Registering is free. There is no annual fee.
The queue runs on points. You earn one point per day from the day you register, and the points are personal. Even if you live together, each person collects their own. There is one queue for all apartments: senior homes can be applied for from 65 and sheltered homes from 70. When a home falls vacant you register interest, at most five at a time. After the application window the five applicants with the most points are offered a viewing; points alone decide who gets to view, and checks come later. When the viewing period ends you have two days on Mina sidor to say yes or no. Among those who said yes and completed their applicant profile, the credit check and contract go to whoever has the most points and meets Östhammarshem's letting policy. Acceptable income relative to the rent, good references, home insurance, and no rent arrears, payment defaults or debt with Kronofogden. If your income falls short a guarantor can make up the difference, but not if you have no income or if there are debts. You may decline at most three offers within six months; after that you are blocked from applying for six months, but the points keep counting. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.
Östhammarshem publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once a year, or the points are deleted and the account is removed a month later. When you sign a tenancy the queue points reset. If you want to swap later you have to collect points afresh.
