About Östersundshem

Östersundshem AB is owned by Östersund Municipality and lets around 3,600 rental homes. Alongside ordinary rentals they have student homes, youth apartments for ages 18-25, bonus housing from 60 with no children still at home, sheltered housing from 65 or 70, plus commercial premises and storage. Student homes are applied for through a separate queue called Student. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant, and the points are personal. They cannot be transferred, not even within the family. When a home is published on Bostadstorget it is listed for at least five days, and then the offer goes to the applicant with the most points who meets Östersundshem's letting policy. Bostad direkt is the exception: homes with a quick move-in are published for at least one day and go first come, first served, with no regard to queue time. Östersundshem has no internal queue. Even existing tenants apply through the same queue. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To get a contract you need a financial situation that means you can reasonably cover the rent. They run a credit check: at most one payment default in the past 12 months, no significant debt with Kronofogden, and no repeated late rent payments, disturbances or rent arrears.

Östersundshem publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or they reset and are not restored. When you accept a tenancy the points reset, including when you move within Östersundshem. Youth apartments are the exception: you keep your queue time. If you turn down three offers within two years the points reset.
