About Öbo
ÖBO is Örebro Municipality's municipal housing company and one of Sweden's largest municipal landlords, with 22,808 rental homes in the municipality. Alongside ordinary rentals there are around 1,100 student homes, about 1,200 senior apartments from age 65, youth apartments for ages 18-25, plus parking and storage. Everything is applied for through the same applicant account, and registering is free. There is no annual fee.
The queue runs on ÖBO points. You earn one point per day from the day you register, and the points are personal. They cannot be combined or transferred. When a home falls vacant you register interest, at most six at a time, and among the applicants who meet the letting policy the offer goes to the one with the most points. Some homes are let through Snabbvalet: then points do not count, whoever first signs the contract gets the home and keeps their points. Student homes have been let the same way since 1 July 2026. Whoever first registers interest gets the chance, and you keep your points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.
ÖBO publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor or the ÖBO app at least once every twelve months, or they reset. When you sign an ordinary tenancy the points reset, including on a move within ÖBO. The exceptions are a student home, Snabbvalet and a short-term contract: there you keep the points. If you move away from ÖBO you keep them. If you stay in a student home for your entire studies, at least three years, ÖBO give ten years of bonus points to use when you apply for an ordinary home.
