About Nynäshamnsbostäder
AB Nynäshamnsbostäder is owned by Nynäshamn Municipality and lets 2,477 apartments in Nynäshamn, Ösmo, Stora Vika and Sorunda. Alongside ordinary rentals they have youth apartments for ages 18-25 and senior apartments from 59, plus parking spaces, garages and storage. Some homes are also let through Bostadsförmedlingen i Stockholm. Registering is free. There is no annual fee.
The queue runs on points. You earn one queue point per day from the day you register, and the queue time is personal. It cannot be transferred, except to a surviving spouse. When a home falls vacant you register interest, and among those who meet the letting requirements it goes to the applicant with the longest queue time. The eight with the longest time get viewing information. The exception is Först till kvarn (first come, first served): vacant homes with a short time to move-in go to whoever registered interest first and meets the requirements, regardless of points. To sign a contract your income must be at least twice the monthly rent before tax, and you must have no outstanding debt with Kronofogden. The apartment must be your permanent home. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.
Nynäshamnsbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with longer queue time apply for the same one. They publish no exact figure in months. To stay in the queue and keep collecting time you need to log in to Mina sidor at least once every 12-month period. When you sign a contract the queue time resets and you are no longer a registered applicant. You have to activate again, and once you have been given a home you are blocked from new interest registrations for one year.
