Nybo housing queue

AB Nykvarnsbostäder, which goes by Nybo, is Nykvarn Municipality's public housing company, with 670 rental homes in apartment buildings. The stock is in central Nykvarn, Brokvarn and Sandtorp. Senior apartments marked 65+ are let only to people aged 65 or over. Some homes are rented by Nykvarn Municipality for people with particular needs, and those do not go through the ordinary queue. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day you are registered. When a home falls vacant you register interest, and the 10-15 applicants with the most points are offered a viewing. Nybo write that they do not give priority, other than those senior apartments. The points are personal, but on death they can be transferred to a spouse or cohabitant if you have lived together for at least three years. To get a contract you must be registered as living in Sweden or a citizen of the EEA, and show that you need a home: if you already have a first-hand tenancy or own a home, you need to terminate it or sell. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Nybo publish no average queue time. How long it takes depends on the size of the home, the area and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once a year, or the registration is removed. If you turn down three offers within a year, or do not reply to an offer, the points reset and you have to update your application. When you get a first-hand contract the points reset.
