About Nivika
Alongside ordinary rentals, Nivika lets student homes in Jönköping under the name Compact Living, sheltered housing where someone in the household must have turned 65, and parking spaces. The stock sits in 14 towns in southern Sweden. In most towns you apply through Mina sidor. In Kalmar, Båstad and Höganäs vacancies are listed on HomeQ, where you also need an account. For a student home you need to study at least 50 percent, 15 higher-education credits per term. Registering is free. There is no annual fee.
The queue runs on points. You create an account and start collecting points, and when a home falls vacant you register interest. Among those who meet the letting policy, the applicant with the most points can be offered the home first. Nivika also want to offer the home that best fits the applicant's size, location and fit-out needs, and they reserve the right to choose the tenant. It is not a municipal housing agency where the most points always win the contract, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.
Nivika publish no average queue time. How long it takes depends on the location, the size of the home and how many applicants with more points apply for the same one. They give no exact figure in months. To keep the registration active you need to log in at least once a year. Nivika do not publish what happens to the points if you miss that, nor what happens to them when you sign a contract.
