Morastrand housing queue

Morastrand AB is owned by Mora Municipality and is the municipality's municipal housing company, the largest landlord in the municipality, with 2,150 homes. The stock is in Mora centre, Tuvan, Noret, Utmeland, Hånåkni and Morkarlby, and in village settings in Bonäs and Våmhus. Alongside ordinary rentals they have sheltered housing from 70 at Spanskgården, Noretgården and Hanslinden, and student rooms for pupils on Mora Gymnasium's sports programmes. Those rooms are allocated by the school, not through the ordinary queue. Parking spaces and garages are let too. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant. The points are personal: they cannot be transferred or pooled with anyone else's, except on death or when a spouse, registered partner or cohabitant moves permanently into care. Homes are listed for six days. You may have at most five interest registrations at a time. Among those who meet the basic requirements the applicant with the most points is offered the contract, and viewing information goes to the five with the most points. Homes marked Direkten go instead to whoever registers interest first, with no regard to points. At most two of the five registrations may be Direkten. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. You can register from 16. To apply for a home and sign a contract you must have turned 18, have a Swedish personal identity number, home insurance and after-tax income that covers the rent plus Kronofogden's standard living amount for at least six months. You must have no debt to Morastrand or another landlord, and no unsettled debt or payment default from the past twelve months. Anyone who has been given a permanent job in Mora and lives at least 70 kilometres away can apply for skills-supply priority with Mora Municipality.

Morastrand publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor, or contact Uthyrningen, at least once every twelve months, or the points reset and cannot be restored. When you accept and the contract is issued the points reset. As a tenant you then earn one point per day from time in the home. On an internal move or a termination the points reset. If you want to collect new points you have to reactivate on Mina sidor. If you do not reply to an offer you are blocked from new interest registrations until you contact Uthyrningen.
