About Mitthem

Mitthem is Sundsvall Municipality's municipal housing company and the municipality's largest landlord, with around 6,000 rental homes, of which around 500 are student apartments. Alongside ordinary rentals there is Plusboende from age 50 and sheltered housing from age 65, both with no children living at home permanently, plus a rolling quota of 100 homes for people aged 18-26. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred. For ordinary letting, vacant homes are listed for at least three days, and among the applicants who meet the letting policy the offer goes to the one with the most points. You may have at most seven interest registrations at a time. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Two exceptions sit outside the points: student apartments are first come, first served, and homes with a fast move-in can go as Bolotto, where the system draws lots for the order. People moving in for work to Sundsvall or Timrå with a new full-time job can get 1,500 extra points for six months.

Mitthem publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in at least once every six months. When a contract is sent to you the points reset and you are blocked from applying for another home for six months. Fixed-term contracts, for example vacant student apartments, are the exception: you keep the points. As a tenant you earn one point per day you live there, but an internal move within Mitthem resets the points.
