Marksbostäder housing queue

Marksbostäder (Marks Bostad AB) is owned by Marks Municipality and lets around 3,800 apartments to private tenants and municipal care, including in Kinna, Skene, Sätila, Torestorp and Horred. Alongside ordinary rentals they have sheltered housing from age 70. Vacant storage, garages and parking spaces are published on an ongoing basis and applied for through Mina sidor. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day in the queue, and the points are personal. They cannot be transferred or pooled with a co-applicant. You can join the queue from the day you turn 17, but you must be 18 to sign a contract. When a home falls vacant you register interest, and among the applicants who meet the letting guidelines the ten with the most points are offered a viewing. The contract goes to whoever has the most points, says yes and is approved: you need income that covers the rent (wages, a pension, unemployment benefit, student loans and housing benefit count; social assistance only if you live in the municipality), and they run a credit check. If you have debts or lack approved income the offer goes to the next applicant. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Marksbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or they are lost. To register interest the applicant profile must also be up to date, and it needs updating every six months. When you sign a tenancy the points reset and you leave the queue. If you want to search again you have to activate yourself afresh. You are blocked from registering interest for the first year from the day the contract is signed.
