Lycksele Bostäder housing queue

Lycksele Bostäder AB is Lycksele Municipality's public housing company and manages around 1,380 rental homes plus about 100 commercial premises. The homes are in Lycksele, Örträsk and Rusksele, both older and newer stock, from smaller apartments to ones with their own entrance and a terraced-house feel. Alongside ordinary rentals they let garages and parking spaces, primarily to people who already hold a tenancy. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant, and the points are personal. They cannot be transferred or combined. You can join the queue from 18, and the same age applies to signing a contract. Vacant homes are listed for about seven days. You register interest, at most six at a time, and among those who meet Lycksele Bostäder's letting policy, offers go to the five with the most points. The contract goes to the one among them with the most points who also meets the basic requirements. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. For a contract your monthly income must exceed the rent, with a regular income for at least six months ahead. Wages, pension, student finance and certain benefits count. They run a credit check: you may not have a debt to a landlord, or an unpaid debt or payment default from the past 12 months. Home insurance is required from the contract date.

Lycksele Bostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or they reset and cannot be restored. When you accept and the contract is issued the points reset. You have to reactivate on Mina sidor to collect new ones, and you cannot register interest in another home until six months after the contract date. Existing tenants have no priority. They compete on the same points and need to register again to collect points ahead of a swap. Three unanswered offers block you from further interest registrations until you contact the letting office.
