About Ludvikahem

Ludvikahem is Ludvika Municipality's public housing company and lets around 3,300 rental homes across the municipality, from Ludvika town centre, Marnäs and Notgården to Grängesberg, Grangärde, Fredriksberg, Nyhammar and Sunnansjö. Alongside ordinary rentals they let senior homes for people aged 65 and over, plus parking spaces. Parking has its own queue with its own points. Registering is free. There is no annual fee. To apply for a home you need a Swedish personal identity number or a work permit.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred, except on the death of a spouse or registered partner or a permanent move into care. When a home falls vacant you register interest, and among the applicants who meet the letting policy, the offer goes to the one with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. If you have been given a permanent job in Ludvika Municipality and live at least 100 kilometres away, or have more than two hours' commuting time, you can apply for business priority for six months. You must be able to prove you can pay the rent, and a credit check is run before a contract. Rent arrears or other housing debts to Ludvikahem, another landlord or Kronofogden are not accepted; other debts with Kronofogden are assessed case by case. Income support must be approved by social services in Ludvika Municipality. Home insurance is required when you sign, and you must live in the home and be registered there.

Ludvikahem publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in at least once every twelve months, or you lose them and have to register again. They send a reminder to the email you registered. When you are allocated a home the points reset and you are blocked from applying for another for one year. After that the points start again from the contract start date, and when you move out of Ludvikahem you keep the points you collected while you lived there. If you do not reply to offers, or you have a debt to Ludvikahem, you can be blocked from new applications but remain in the queue.
