Ljusdalshem housing queue

AB Ljusdalshem is owned by Ljusdal Municipality and was founded in 1947. The company owns and manages 2,147 apartments and 144 commercial premises, spread across Ljusdal, Järvsö and Färila. Of those homes, 268 are owned by the subsidiary AB Ljusdals Servicehus. Alongside ordinary rentals they let student rooms at Elevhemmet Hammaren next to Slottegymnasiet, plus parking spaces, and the stock also includes sheltered housing. Registering is free. There is no annual fee.

The queue runs on points. Each applicant has their own account and collects their own points, and letting is built on you being active and registering interest when a home falls vacant. Among those who meet the letting policy, the home usually goes by points. Exceptionally Ljusdalshem may pick a tenant outside the queue, for example if you are moving in from another municipality because you have got a job in Ljusdal Municipality. You must be 18 and registered as living in Sweden. Your income needs to cover both the rent and living costs against Konsumentverket's figures. Wages, capital, pension, unemployment benefit or student finance count, otherwise a guarantor is required. They run a credit check and require that you have no current payment defaults or debts to Ljusdalshem. It is not a municipal housing agency with a numbered place, but the points count from the day you register. That is why joining early is worthwhile, even before you start looking.

Ljusdalshem publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one.
