Lindbäcks Fastigheter housing queue

Lindbäcks Fastigheter is a private, family-owned landlord and lets around 600 rental homes in Piteå and Boden. Alongside ordinary rentals they let parking spaces and garages; that queue is open only to people who already live with them. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and you can see the balance on Mina sidor. When a home falls vacant you register interest, at most three at a time. Among the applicants who meet Lindbäcks Fastigheter's letting policy, viewing is offered to at most three applicants with the most points. They always run a credit check before offering a home, and they do not accept a guarantor. The guideline is a regular gross income of at least three times the annual rent. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Lindbäcks Fastigheter publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They give no exact figure in months. To keep your points you need to log in to Mina sidor at least once every twelve months, or the application is cleared. When you sign a contract the points reset from the day the tenancy starts, including an internal move, and you are removed from the queue; if you want to search again you reactivate the search service on Mina sidor. To swap homes you must have lived there for at least a year. Decline three offers in a calendar year and you are blocked from registering interest for six months. A missed reply counts as no.
