Kungsvåningen housing queue

Kungsvåningen owns and lets 438 rental homes in Nacka, Botkyrka and Eskilstuna, including Centrala Nacka, Saltsjö-Boo, Fittja and Faktoriholmen. The queue lets both newly built homes and vacancies in the existing stock. They are ordinary rentals, and registering is free. There is no annual fee.

The queue runs on queue days, which Kungsvåningen also call queue points. Queue time counts from the day you register your profile. When a home falls vacant you register interest, and among the applicants who meet Kungsvåningen's letting policy the number of queue days weighs in. But Kungsvåningen reserve the right to choose the tenant. It is not a municipal housing agency where the applicant with the most points always gets the contract. For a contract you need a regular pre-tax income or other long-term means of at least three times the annual rent, no payment defaults or rent arrears, and you must show a housing need by terminating your current tenancy or signing a broker's mandate for an owned home before the new contract is signed.

Kungsvåningen publish no average queue time. They write that waiting time over the past year has ranged from a few weeks to several years, but they give no exact figure in months. How long it takes depends on the location, the size of the home and how many others apply for the same one. To keep the registration active you need to log in at least once a year. Kungsvåningen do not publish what happens to your queue days if you miss that. When you sign a contract the queue days reset, and then they count again from the first day the tenancy starts. Existing tenants cannot log in to the queue as applicants and have no priority: if you want to move you email them and are included on the same terms as other applicants.
