Kungsbacka Bostadsförmedling is not a single landlord but Kungsbacka municipality's housing agency. It owns no homes; it is the link between applicants and the landlords in the municipality who list vacant rentals. The municipal company Eksta lets its around 3,200 rental homes through the queue, and other property owners can advertise too. The queue is open regardless of where you live. In the first year you pay a SEK 500 registration fee. From year two the annual fee is SEK 300. If you are allocated a home through the agency there is an SEK 800 brokerage fee. The fees go to the municipality and are not refunded.
The queue runs on points. You earn one point per day from the day you register, and queue time counts from the registration date. All applicants stand in one shared queue. You register interest yourself in the homes you want, and applicants are sorted by points. After that it is the landlord who assesses the application and sets the requirements, for example income, household size and ability to pay. Points are personal and cannot be transferred. A co-applicant collects no points of their own and pays no fee. You can turn down a viewing or a contract at most four times. A missed reply counts as a no. After which your queue time is reset. On demolition and short-term contracts you keep your queue time and pay no brokerage fee.
