Kungälvsbostäder housing queue

Kungälvsbostäder is a foundation formed by Kungälv municipality and lets just over 2,800 apartments and terraced houses in Kungälv, Ytterby, Kode, Kareby, Diseröd and Marstrand. Alongside ordinary rentals there is sheltered housing and senior apartments from 65, and people aged 18-25 have priority for homes up to 30 square metres. Parking spaces are applied for through Mina sidor, but only if you already have a tenancy with them. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day you are registered, and the points are personal. They cannot be transferred. When a home falls vacant you register interest, and the five to ten applicants with the most points who meet the letting policy are offered a viewing, with about five days to reply. It is not a municipal housing agency with a numbered place, but the points count from the day you register. That is why joining early is worthwhile, even before you start looking. Tenants with a first-hand contract may count the time on their latest tenancy as queue time. Income must cover the rent and living costs under Konsumentverket's reference values, and you may not have another home nearby.

Kungälvsbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in to Mina sidor and update your registration at least once every twelve months. If you miss that the account goes dormant for up to 12 months. You collect no points while dormant, and if you do not contact them before that period ends you are removed from the queue and lose everything. They send no reminders. If you decline or ignore three offers within three months you are blocked from applying for three months. When you sign a contract the points reset, and you are blocked from applying for a new home for twelve months.
