About Kumla Bostäder
Kumla Bostäder is owned by Kumla Municipality and lets 2,214 rental homes across the municipality, including in the centre, Kumlaby, Kvarnparken, Prästgårdsskogen, northern Kumla, Hällabrottet and Sannahed. Alongside ordinary rentals they have 55-plus housing on Hammargatan and sheltered housing from age 70 at Kvarngården. Parking spaces, garages and carports are applied for in a separate parking queue via Mina sidor, and storage units are let through customer service. Registering is free. There is no annual fee.
The queue runs on points. You earn one point per day from the day you register, and the points are personal and cannot be transferred. When a home falls vacant you register interest on Mina sidor. When the application window closes, Kumla Bostäder contact the five applicants with the most points who also meet the letting policy, and the contract goes to whoever has the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. If you say no five times in a calendar year, or do not reply five times, you are paused from applying for six months and collect no new points during the block. To sign a contract you need a Swedish personal identity number, documented approved income and no unpaid housing-related debts. If you have payment defaults a guarantor is required.
Kumla Bostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in at least once a year, or the points are deleted and you have to register again. When you sign a contract the points reset. The same applies on a swap or a transfer. You can start collecting new points when the contract takes effect.
