Krokomsbostäder housing queue

Krokomsbostäder AB is owned by Krokom Municipality and lets around 1,228 rental homes in 92 properties across thirteen places in the municipality. Alongside ordinary rentals they have youth apartments for ages 18-25, student homes in Alsen for full-time upper-secondary or university students in the county, senior apartments from age 65, and a separate queue for parking spaces, garages and carports. A student home can be signed before 18 if a guardian consents and someone acts as guarantor, and the annual rent is charged over ten months. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register as an applicant, and the points are personal. They cannot be transferred or combined. You can register from the year you turn 16, but a contract is signed only from 18, except for student homes. Vacant homes are published for eight days on the website. You register interest, at most three at a time, and among those who say yes and meet the letting policy, the contract goes to the applicant with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To get a contract you must be of age, have a Swedish personal identity number and a steady income for at least six months that covers the rent and reasonable living costs under Konsumentverket's guidelines. Krokomsbostäder run a credit check. Debt to a landlord or significant payment defaults can mean a refusal. You may hold only one first-hand contract with them, and you must have home insurance.

Krokomsbostäder publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to update your interest registration or be active in the system at least once every twelve months, or the application is deleted and the points are lost. When you sign a contract the points are always deleted, and you need to reactivate to start collecting new ones. If you do not reply to three home offers within six months you are blocked for three months. Parking has its own queue, primarily for anyone who already holds a residential or commercial tenancy.
