Köpings Bostäder housing queue

Köpings Bostäder, formally Köpings Bostads AB and sometimes called KBAB, is owned via Köping Rådhus AB by Köping Municipality in Västmanland. They let 2,680 rental homes in Köping town, Kolsva and Munktorp. Apartment buildings and ground-floor homes. Alongside ordinary rentals they have youth apartments for ages 18-25 with a time-limited reduced rent, 55-plus convenience housing and sheltered housing from age 70. Storage and parking are applied for through the same Mina sidor account. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal: they cannot be transferred or pooled. When a home falls vacant you register interest, at most three at a time. On Bostad Torget and in 55-plus convenience housing the five applicants with the most points get a viewing offer. If several have the same points, the one who registered interest first goes first. Among those who say yes and meet the letting policy, the contract goes to whoever has the most points. Some homes are listed as Bostad Direkt: first come, first served, without queue points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To sign a contract you need income that covers rent, electricity and home insurance, including wages, unemployment benefit, student finance, a pension and income support confirmed by Köping Municipality. Good references and home insurance. They run a credit check. Low income or payment defaults can in some cases be covered by a guarantor.

Köpings Bostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in at least once a year, or you are removed from the queue. When you are allocated a home via Bostad Torget the points reset, they start again at 1 on the day you move in, and you cannot apply for another of their apartments for a year. If you instead sign a Bostad Direkt contract you keep your points. You may turn down offers as many times as you like.
