About Kirunabostäder
Kirunabostäder AB is Kiruna Municipality's public housing company, with around 2,200 rental homes in Kiruna and in the surrounding countryside. The stock includes ordinary rentals, terraced houses, senior homes and student homes. In the city transformation they have replaced the apartments wound down in the old centre and own 495 newly built homes in the new town centre. New-build is applied for in the same queue as other homes, once the listings go up under Ledigt just nu. Registering is free. There is no annual fee.
The queue runs on points. You earn one point per day from the day you register, and you can see the balance on Mina sidor. You can join the queue from the day you turn 16, but you must be 18 to register interest and sign a contract. Vacant homes are listed for seven days. When the listing closes, offers go to the five applicants with the most points who registered interest. You may have at most five active interest registrations. 25 percent of vacant one- and two-room homes are reserved for applicants aged 18 to 24, marked on the website. Queue time still decides there too. If nobody registers interest, or nobody accepts, the home can be listed as Bolotto: then the order is drawn by lot among those who signed up during 24 hours. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. For a contract you must among other things have no debt to a landlord, have at most three payment defaults and none of them from the past 24 months, plus references from a previous landlord and valid home insurance.
Kirunabostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once a year, or you lose them and they cannot be restored. When you accept and sign a contract the points are deleted. You are automatically re-registered and collect new points from the contract date. If you turn down five offered homes within six months you are blocked from applying for new homes for six months.
