Kfast housing queue

Eskilstuna Kommunfastigheter AB, known as Kfast, is owned by Eskilstuna Municipality and is the municipality's municipal housing company. They have 7,903 rental homes, around a third of the rentals in the municipality, in Eskilstuna, Torshälla and places such as Skogstorp, Kjula and Hällby. Alongside ordinary rentals there are student homes near Mälardalen University, youth homes for ages 18-26 with a rent discount for up to four years, senior homes from 65 and sheltered housing from 65. Parking spaces and storage are let too. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register. The points are personal: they cannot be transferred or pooled with anyone else's. When a home falls vacant it is listed for seven days. You may register interest in at most three vacant homes at a time, and among those who meet the basic requirements the applicant with the most points is offered the contract. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. A limited share is let without regard to points. Homes that have not been let within three months go as Bostad direkt: the first applicant who meets the basic requirements gets the contract, and you keep the points you have already collected. Student homes in Valfisken, Facklan, Vakteln and Nordstjärnan are let through Bostad Eskilstuna and need no Kfast queue points. Sheltered housing has its own queue, where points from the ordinary queue do not count.

Kfast publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to activate the account at least once every twelve months by logging in to Mina sidor, or you lose them. The points cannot be restored retroactively. When you sign an ordinary tenancy the points reset, but each day as a tenant you earn a new point. If you stay in the same home for five years you get 500 extra points, and the same bonus again every five years. If you move to another apartment in their stock the points reset and start again from move-in. If you leave Kfast you keep the points if you keep activating once a year.
