KFAB Kungsör housing queue

KFAB, Kungsörs Fastighets AB, is owned by Kungsör Municipality and lets around 850 rental homes in Kungsör and Valskog. Apartment buildings, semi-detached houses, terraced houses and ground-floor homes, plus around 40 commercial premises. Valskog sits between Kungsör, Arboga and Köping. You can rent a parking space, garage or carport if you already have a residential tenancy. Some vacant homes are listed as Direktlägenheter: those do not run on queue points, and go to whoever registers interest first. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register. When a home falls vacant you register interest, at most three at a time. After the closing date the five applicants with the most points get a viewing offer. If several have the same points, the one who registered interest first goes first. Among those who say yes and meet the letting policy, the contract goes to the applicant with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. You need documented income from work, self-employment, unemployment benefit, studies, a pension or other documented income, and you must have no payment defaults, recurring disturbances or rent arrears in the past three years.

KFAB Kungsör publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in at least once a year, or you are removed from the queue. When you are allocated a home the points reset and you cannot apply for another of their apartments for a year. Tenants who want to switch within the stock normally need to have lived at least 12 months in their current home.
