KBAB housing queue

KBAB is Karlstad's municipal housing company and lets just over 7,700 apartments in the municipality. Alongside ordinary rentals they have student homes, both corridor rooms and student apartments with 10-month rent, plus parking spaces, garages and storage in separate queues. When you register you choose the Housing or Student queue. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you join, and the points are personal: they cannot be transferred or pooled. When a home falls vacant you register interest. The five applicants with the most points are offered a viewing, and among those who say yes and meet the letting policy, the one with the most points gets the contract. Some listings are marked Poängfritt: those are not allocated by points, but go to whoever meets the basic requirements and signs first. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

KBAB publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in to Mina sidor at least once every twelve months, or they are reset and cannot be restored. When you are allocated an ordinary apartment the points in that queue reset, you are reactivated automatically and start collecting again, but you may not apply for a new home for six months. Student homes and poängfritt listings are the exception: you keep the points in the housing queue.
