Karlskogahem housing queue

Karlskogahem AB is wholly owned by Karlskoga Municipality and lets just over 2,700 apartments in Karlskoga. Alongside ordinary rentals, parking spaces and garages are applied for through the same Mina sidor account. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from your registration date, whether you are a new applicant or already a tenant. When a home is published on Torget you register interest, and the five applicants with the most points get an offer. Among those who meet Karlskogahem's letting guidelines. A Swedish personal identity number, income that covers the rent (including wages from employment of at least six months, a pension, unemployment benefit or student finance), no rent arrears, good references and home insurance. The contract goes to whoever has the most points. Some homes are listed instead as Bostad Direkt: first come, first served, without queue points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking.

Karlskogahem publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once a year, and no more than 365 days may pass between logins. When you get an apartment the points reset and you leave the queue. If you want to collect points again after moving in or out you have to reactivate. If you do not reply to an offer you are blocked as an active applicant. Three noes, refusals or missed replies to a viewing offer within 30 days give a 30-day block on applying.
