Kalmarhem housing queue

Kalmarhem is Kalmar Municipality's municipal housing company and the largest landlord in the municipality, with around 5,250 rental homes, of which 850 are student homes. Alongside ordinary rentals they let student homes, youth homes for ages 18-25, housing for people aged 70 and over, plus parking spaces and storage. The youth homes go first come, first served, not by queue points, and the contract lasts at most four years. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register and start a search profile, and the points are personal. They cannot be transferred. When a home, student home, parking space or storage unit falls vacant you register interest, and among the applicants who meet the letting policy, the offer goes to the one with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Ahead of the autumn term, from July to September or October, student homes are instead allocated through the student housing guarantee: queue points are not used, and only newly admitted students covered by the guarantee can apply.

Kalmarhem publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in at least once a year, or the account is closed and lost points cannot be restored. When you say yes and are offered a tenancy the points reset. Even if you then do not sign or you cancel the contract. Turning an offer down does not affect your points. Youth homes are the exception: the points reset when the contract is created but are restored afterwards.
