About Järfällahus

Järfällahus is owned by Järfälla Municipality and lets just over 5,600 rental homes across the municipality. Alongside ordinary rentals they have separate queues for youth apartments in Almen in Barkarby Centrum, senior apartments from 60 and sheltered housing from 65. The own queue on Mina sidor is for people who live or work in Järfälla, both new applicants and existing tenants. A share of vacancies is also handed to Bostadsförmedlingen i Stockholm, so people who neither live nor work in the municipality can apply there. Student apartments are let only through Bostadsförmedlingen. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day, and the points are personal. They cannot be transferred, except on death or when a spouse or partner moves into care housing. To join the own queue you must be registered as living in Järfälla or work there, and at the time you apply you must have had that connection for at least 50 percent of your queue time. You need a Swedish personal identity number; you cannot register with protected personal data. When a home falls vacant you register interest on Mina sidor, and among the applicants who meet the letting policy, points decide. The exception is Bostad direkt: points do not apply there, and the first person to register interest who then passes the checks gets the home. You must have the apartment as your primary home and may not keep another permanent home in Stockholm County. It is not Bostadsförmedlingen's queue, but the points count from the day you join Järfällahus's own queue. That is why registering early is worthwhile, even before you start looking.

Järfällahus publish no average queue time. They give no exact figure in months. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in to Mina sidor at least once every twelve months, or the points reset automatically and you have to register again. When you sign an ordinary tenancy both queue membership and points are deleted, and you can activate yourself in the queue again. The exceptions are youth contracts and short-term contracts in renovation areas: there you keep the points in Järfällahus's housing queue. Sign via Bostad direkt and the points are deleted in the same way.
